Kitchen remodel costs on the Eastside are driven by the same factors as anywhere in the greater Seattle area because both markets draw from the same pool of skilled-trade labor and the same material suppliers. Here’s what to expect in 2026.
Light touch kitchen refresh: $50,000 to $150,000+
If the layout works and the cabinet boxes are solid, a refresh can transform the room without a full gut. This is a minimal-demolition approach: updated floor finish, new countertop and backsplash, new sink, faucet, and cabinet hardware. This is the kind of work that modernizes the look without moving walls, plumbing, or appliance locations. For Eastside kitchens where the bones are good, but everything else is dated, this is often the smartest starting point.
Kitchen remodel: $100,000 to $200,000+
Sometimes called a “pull-and-replace,” this is the most common scope for full kitchen remodels on the Eastside. Everything comes out (cabinets, countertops, flooring, and fixtures) and you get new customized cabinets with updated finishes throughout. You have the flexibility to adjust plumbing and appliance locations based on your goals and budget, but this project doesn’t include major structural changes like wall removal. For example, an L-shaped kitchen with new custom cabinetry, quartz countertops, mosaic backsplash, and tile floor.
Dream kitchen remodel: $200,000 to $400,000+
A full gut remodel for homeowners who want to start from scratch and build around how they actually live. Whether the goal is a chef’s kitchen with a 48″ range and double ovens, a built-in coffee bar, a walk-in butler’s pantry, or all of the above — this scope is defined by a new level of functionality and upgraded designer fixtures and finishes throughout. More common in Bellevue’s higher-value neighborhoods and on Mercer Island, where the investment is well-supported by home values.
What Drives Cost
Understanding the variables that increased (or decreases) the cost helps you make smarter decisions when you’re defining your scope. Here are common factors:
Layout changes
Moving the sink location means relocating drain and supply plumbing, which is work that requires opening the floor or walls, a licensed plumber, and usually a permit amendment. Moving an appliance that requires a dedicated electrical circuit adds electrician time. Removing a wall involves structural assessment, potentially a beam installation, and all the trades work that follows. These aren’t reasons not to make changes; they’re reasons to understand the cost implications before you commit to them.
Cabinetry
Cabinets are typically the single largest line item in a kitchen remodel. The spectrum runs from stock cabinets (in-stock, limited configurations, lower cost) to semi-custom (more sizes and finishes, moderate cost) to fully custom (built to specification for your exact space, highest cost and longest lead time). Most Eastside kitchen remodels use semi-custom or fully custom cabinetry. The quality difference is real and visible every time you open a drawer.
Countertops
Quartz is by far the most popular countertop material in Eastside kitchen remodels because it’s durable, low-maintenance, and available in a wide range of looks, including very convincing stone appearances. Natural stone (marble, quartzite, granite) adds cost and maintenance requirements. Budget countertop materials can save money upfront, but often look and feel noticeably different. Countertops also interact with backsplash selection and cabinet color, so material choices need to be made together.
Appliances
Appliances are often not included in the construction contract because they’re a separate purchase and installation, but they’re a significant budget item. A standard appliance package for a kitchen remodel runs $5,000–$15,000. High-end or professional-grade appliances (for example, Sub-Zero refrigerators, Wolf ranges, Miele dishwashers) can add $30,000–$60,000 or more to the appliance budget alone. Know your appliance preferences before finalizing your kitchen scope.
Popular Kitchen Styles on the Eastside
Bellevue and the surrounding Eastside communities tend toward a clean, contemporary aesthetic that’s warmer and more residential than the stark minimalism common in some urban markets. A few styles that come up most often in our Eastside projects:
Transitional
The most popular style in the Eastside market, this is a blend of traditional proportions and details (shaker cabinet doors, natural stone, warm wood tones) with contemporary finishes and hardware. It feels classic without being dated and it photographs and sells well. If you’re uncertain about style direction, transitional is a safe starting point.
Contemporary with warm accents
Clean lines, flat-front cabinetry, integrated appliances, and minimal hardware are paired softened with natural wood elements, warm lighting, and organic material textures. This direction has been gaining ground over the past several years, particularly in newer Eastside homes and townhomes where the architecture already leans modern.
Classic white with contrast
White or off-white cabinetry with a contrasting island color (navy, forest green, warm charcoal) remains popular and consistently well-executed in this market. It’s a direction that works across a wide range of home styles, from mid-century ranches to newer construction and it ages well because the base palette is neutral.
What the Process Looks Like
Understanding the sequence of a kitchen remodel helps you plan around it, both for your timeline and for how you’ll live during construction. This what we typically see:
Design phase (10–12 weeks)
The design phase is where the scope, layout, material selections, and detailed pricing all get worked out. It starts with a site visit and conversation about goals, moves through a series of design meetings where floor plans and material choices are refined, and ends with a fixed-price construction agreement. By the time construction starts, there should be no surprises about what the project will cost or look like.
Permitting
Kitchen remodels that involve structural changes, electrical upgrades, or plumbing relocations require a permit from the City of Bellevue. Permit timelines in Bellevue are generally comparable to Seattle, so plan for four to eight weeks for standard residential permits. Your design-build team handles the application and coordinates the process.
Construction (10–12 weeks)
Most kitchen remodels take ten to twelve weeks in active construction, depending on scope and material lead times. The sequencing matters: demo and structural work first, then rough plumbing and electrical, then framing, insulation, and drywall, then cabinetry installation, then countertops (which are templated after cabinets are set), then backsplash, then fixtures and appliances, then finish work. Each phase has dependencies, and lead times for cabinetry (often eight to twelve weeks from order) are usually the lengthiest wait in the timeline.
